Worcester County & Massachusetts Real Estate Market Showing Signs Of Improvement?
That's what it seems like to me...
In the past couple of weeks showings to buyer clients have increased. The general "attitude" seems to be a lot more positive than weeks past.
Hey, that's ALWAYS good news, right?
Let's look at what's going on in Massachusetts right now ...
There are 54, 314 properties for sale, including Single Families, Multi Units, Commercial, and Land, all this information comes from MLSPIN, reflecting ONLY properties listed for sale through the MLSPIN System. There are definitely other properties for sale, but if they are not in MLSPIN, I have no way of knowing.
This number, 54,314, is what the number is for September 19, 2008, at appoximately 11:32 am.
Some of these properties may be on deposit (sale pending), however, they are STILL showing up as being for sale because the sellers and agents would like to be able to collect backup offers until a condition is met, like, for example, a bank commitment is received.
So this number, 54,314, may be slightly "inflated" in terms of reflecting how many properties are truly for sale according to MLSPIN.
Now, let's see, we have 9,749 properties on deposit, presently.
Of course, they won't ALL close, but that's the magic number for today.
Since the 1st of this month, 2,281 properties closed. Since January, the number of total closed properties is 42,824!
So, my take on this is, there is a LOT of negativity out there, mediawise and otherwise.
Thinking of buying or selling?
Be realistic, and after I saw THESE numbers, I'd be OPTIMISTIC!
